HCP, Inc. is a real estate investment trust which invests primarily in real estate serving the healthcare industry in the U.S. The company acquires, develops, leases, sells and manages healthcare real estate and provides mortgage and other financing to healthcare providers. It operates through five segments: Senior Housing, Medical Office, Life Science, Post-Acute/Skilled Nursing and Hospital. The Senior Housing segment includes independent living facilities, assisted living facilities and continuing care retirement communities, which cater to different segments of the elderly population based upon their needs. The Medical Office segment includes pharmacies, hospital ancillary service space and outpatient services such as diagnostic centers, rehabilitation clinics and day-surgery operating rooms. These facilities are similar to commercial office buildings as they require additional plumbing, electrical and mechanical systems to accommodate multiple exam rooms which may require sinks in every room and special equipment such as x-ray machines. The Life Science segment includes laboratory and office space primarily for biotechnology and pharmaceutical companies, scientific research institutions, government agencies and other organizations involved in the life science industry. The Post-Acute/Skilled Nursing segment offers restorative, rehabilitative and custodial nursing care. This segment also provides services to residents beyond room and board and includes occupational, physical, speech, respiratory and intravenous therapy, wound care, oncology treatment, brain injury care and orthopedic therapy as well as sales of pharmaceutical products and other services. The Hospital segment includes acute care, long-term acute care and specialty and rehabilitation hospitals. HCP was founded in March 1985 and is headquartered in Long Beach, CA. |

Highlights
The presenter is short shares of HCP Inc (HCP) because he believes pressure on the nursing home side of the business will continue to negatively impact earnings and cash flow over time. HCP’s acquisition of HCR ManorCare, which closed in 2011, has not lived up to expectations and in recent quarters has been a drag on results and sentiment. Of particular importance is ManorCare’s ability to generate sufficient cash to cover rent and other fixed expenses, and he sees the ratio at 1.05x presently. With a very narrow margin here (5%) there is little room for either maintenance capex or error. In addition, the presenter said that ManorCare may be overearning as 80% of its Medicare claims are billed at the highest payment code (well above the industry average of just over 50%). With HCP shares recently recovering some of the losses seen immediately following Q4 2015 earnings and trading at ~$32, the risk/ reward and entry point for a short position appear to be favorable.
